Most real estate decisions are made with scarce information and optimistic assumptions, and the cost appears afterwards. AREAS exists to move that cost to the beginning, where it is cheap to fix.
My real estate journey.
I started as a broker in Canada. Since then, I have worked all sides of the operation: acquisitions, design, architecture, engineering, and zoning permits, on both the buyer and seller sides, the developer and operator sides, in commercial, residential, and mixed-use projects.
When an analysis comes from someone who has only read reports, it shows. When it comes from someone who has already negotiated the contract, designed the plant, and fought for the permit, the reading changes. That is the angle they get.
Mexico and on both sides of the border.
I have operated in Mexico and in cross-border markets. Performing the analysis in both languages, with the technical criteria from each side, is the difference between a model that looks good on a spreadsheet and a reading that can actually be executed.
For nearshoring investment, that means not needing a second translation firm or an additional consultant to build the bridge. For Mexican developers, a solid foundation when foreign capital starts asking technical questions.

How I work.
The team consists of me and an advanced AI stack that covers the work of an entire research department. The AI processes, cross-references sources, and keeps track up-to-date. The judgment, reading, and conclusion are mine. I do not outsource the conclusion to anyone or anything.
I also do not sell what I do not master. If your question goes beyond the markets I have traded, I will tell you clearly. The integrity of a reading depends on not inventing depth where I do not have it.
